Ten important questions to ask your agent:

Most of us buy or sell only a small number of homes in our lifetimes. With limited experience in real estate how are we able to be sure that we are making the best decisions in our home purchase or sale?  Many buyers and sellers make the critical mistake of thinking all Realtors are the same. They jump right in and buy or list with the first agent who comes along. Does it make good business sense to put the responsibility of buying or selling your home with someone who has no plan or qualifications? With so much at stake, when it comes to buying or selling one of your most expensive assets, your home, it's crucial to put thought into making the best decision concerning: Which real estate agent should you work with?  And keep in mind that in Northeast Ohio, traditionally buyers do not pay for the services of a realtor.  The buyer's agent gets paid out of the listing broker's commission, as part of a co-broke agreement offered in the MLS service.

Qualifications are important. However, finding a solid, professional agent means getting beyond the resume, and into what makes an agent effective. Use the following questions as your starting point in hiring your licensed, professional real estate agent (and please check out my answers to each of these 10 questions  below at the end of the questions section).

The Questions:

1.  Are you a full-time professional REALTOR®? How long have you worked full-time in real estate? What geographic areas do you specialize in?  And why did you become a real estate agent?

2.  Do you have a Website? What information can I find there?

3.  How will you keep me informed during my home search and throughout the transaction?

4.  Do you have a staff or a team? If so, what roles will they play in my transaction? What other professionals do you suggest we work with in the home buying process, and what are their credentials?

5.  What process will you use to help me find the right home for my particular wants and needs? Will you show me properties from other companies’ listings? (Some real estate companies do offer their buyers’ agents a higher commission if they are able to sell “in-house” listings. In those instances, there can be added incentive to limit the range of homes you are shown. This may affect your home search and how much you your agent’s fee will be. This is not how I operate.)

6.  Will you represent me exclusively, or will you also represent the seller? May I have that in writing?

7.  How will you get paid? How are your fees structured? May I have that in writing?

8.  Why should I work with you? What distinguishes you from other real estate agents? What is your negotiating style? What are some of the most common things that could go wrong in a real estate transaction, and how would you handle them?

9.  Can you provide me with references or testimonials from your past clients? May I contact them?

10.  Do you have a performance guarantee? If I am not satisfied with your performance, can I terminate our buyer agency agreement? (In the heavily regulated world of real estate, it can be difficult to offer a performance guarantee. Typically, agents will outline verbally what you can expect from their performance. I understand the importance of win-win business relationships: I do not benefit if the client does not benefit.)


My Answers:

1.  I have been a full-time professional realtor for over 27 years. I focus on western Cuyahoga County, all of Lorain County, northern Medina County, and parts of Erie, Huron and Ashland Counties. If you would like to look outside those areas, please give me a call, as I can help put you in touch with the right agent for your location and situation. I have sold some commercial properties, but primarily sell residential properties, including single family homes, condos, townhomes, cluster homes, as well as multi-family homes, foreclosures, short sales, investment properties, new construction, and vacant land. I became a Realtor because I want to make a positive difference in people's lives, and what better way than by helping them through the process of buying or selling a home, one of the biggest decisions they will make in their lives.

2.  I have this website, which is the most comprehensive real estate resource for area and school information, community links, and user-friendly MLS home search you will find. I also have other sources both web-based and traditional to help me find exactly what you’re looking for.

3.  As we are searching, you will receive frequent emails with candidate properties, and we will communicate by phone frequently. I will work with you to schedule time to visit prospective properties as frequently as fits our schedules.

4.  I offer a very personalized service, and am very hands-on, helping make the entire home-buying process smooth from start to finish. I'm there for you each step of the way, and unlike many of my competitors, I don't hand you off to an associate or assistant, but treat you like you are my only client.  I do have a number of very qualified, reputable contractors and professionals who you may opt to use, to handle other aspects of the home-buying process, including home inspectors, mortgage lenders, title/escrow companies, as well as contractors for mold remediation, radon mitigation and testing, septic cleaning and inspection, and a variety of specialty contractors in fields such as electrical, roofing, heating and air, foundation work, just to name a few.

5.  I will certainly show you every property listed on the market that meets your criteria – even those For Sale By Owner, if I find one that meets your needs.  It is especially important that you have buyer representation when dealing with for-sale-by-owner sellers, as they are not held to strict disclosure guidelines and requirements, as are real estate agents, and the for-sale-by-owner seller has only one home to sell, and certainly will be looking out for his own best interests...not yours.  As your agent, I would make sure to cover each concern and precaution you should take, as regards to inspections, issues of clear title, conditions of that home that may cause potential issues with appraisal, or financing.  I would cover each of those, by clauses inserted in any purchase contract you would make with that home seller.  And your earnest money would be held by a reputable escrow agent, not given to the for-sale-by-owner seller directly, who may be very reluctant to return it to you should any clause in the contract not occur.  

6.  I always represent you in your transaction – unless it just happens that you like one of my listings. In that case, I can act as a dual agent, or mediator, between you and the seller, or if you prefer to have your own representation, I will find another agent to solely represent your interests.

7.  I am always paid out of the Seller’s proceeds at closing. 

8.  I represent my clients with a strong and aggressive negotiation style. It is my job to protect you through this transaction, and to make sure that all the needs you have communicated to me are met. I also know the most common issues in the area, and have standard clauses for them to protect your interests.

10.  I don't require you to sign an exclusive buyer's contract that you will work with me. The only thing I require from you is a handshake and a promise that you will stick with me as long as I do my job in helping you. If, however, you would choose to cancel our working relationship at any time, there is no penalty. I cannot ‘guarantee’ that we will find the perfect home for you, only that I will make every effort to help you do so.
